Ballots must be returned and received per instructions by 2pm the Friday before the General Membership Meeting, August 19, 2017, or turned into the Teller Committee the day of the meeting. Candidates must be present at the General Membership Meeting to be eligible for election. If there is at least one candidate for each vacancy, there will be no write in candidates or nominations taken from the floor. The outcome of the election will be determined by the majority of ballots received. The election results shall be announced before the general Membership Meeting adjourns. Directors elected will immediately assume their duties. Attention Homeowners If your Association Dues have not been paid, you are officially in arrears. Not only are you ineligible to vote, you are now subject to a late fee, an additional 18% fee, plus attorney fees. Keep That Membership Card. Don t Throw It Away. Cards are no longer issued every year. If you are a member in good standing your card will continue to work! If you need a replacement card, it will cost $125 and the old card will be deactivated. MBCA is now supplying the homeowner s resale package which is required by Maryland Law under the Maryland Homeowners Association Act Title 11b-106. This package is available to purchasers of properties in the community and the fee to the sellers/owners is $50. Also, prior to settlement there will be an additional $40 fee charged to the owners for an Association Inspection and the contacting of the settlement company informing the property has been sold and the ownership will be transferred. A map with all participating addresses will be distributed to all yard sale seekers the morning of our event at our main entrance. Signs will be posted on the perimeters of the community to direct buyers and ads will be placed in local papers prior to August 5 th. Balloons will again be distributed to your address the evening before. Hopefully we will have a large number of participants this year. If space is available at the Tennis Courts please let me know if you want to use that location when you sign up. 2017 Candidate Biographies President / Vote for One Mike Donnelly-Peach Tree Road: I am President of the MBCA and have been for the past 2 years. I would like to continue for 2 more years. The Board of Directors and myself have done a lot of work in 2 years and would like to do more. Thank You. Bob Landefeld-Yawl Drive: Secretary / Vote for One Incumbent Secretary of MBCA since 2015. Property owner with wife Christine since 1989, full time resident since 2007. Veteran United States Coast Guard. Retired with 32 years of service with Western Electric (AT&T, Lucent Technologies) as a Central Telephone Office Engineer BS degree from Towson University Member Ocean City Elks and Ocean City American Legion. MBCA Board of Directors -Vote for No More than four Mary Jo Breslin-Gulf Stream Drive: My family has owned property in Montego Bay since 1970 and we have watched the community grow, develop, and flourish. The HOA has continued to help keep Montego Bay a great place to live. For the past 45 years I have worked as a Registered Nurse in emergency rooms. operating rooms, and in trauma nursing. My experience in hospital administration has given me an in -depth responsibility in personnel management and budgeting planning. I currently sit on the Board of Directors for Ocean City AARP Chapter 1917 and am the chairperson of the AARP Scholarship Committee. As a fulltime resident, I would like to become a member of the Board of Directors and be engaged in the issues of the Association and good decisions that affect our community. Donald Dean-Gulf Stream Drive: Montego Bay property owner since 1971-Know long term history of the community. Board experience-president Jockey Beach Club 123 rd Street for 5 years. Past Treasurer and Board Member Mainland s 1 and 2 Fort Lauderdale FL, Board member and all four executive offices of Maryland Asphalt Association, Baltimore County Highway Association, Board member Maryland Highway Contractors Association, Board Member Towson YMCA. Familiar with Cost reports, Reserve Funds, parliamentary procedures, Maryland HOA statutes, Bylaws, articles of Incorporation, And Declaration of Restriction documents. Work Experience-35 years in the highway construction industry in Maryland serving as Vice President for the last 12 years of my career, 10 years with an International organization setting up major events worldwide in over 50 countries. Highly experienced in contract writing and negotiations. Strong management and organization skills. Some items if I get elected: This is not to say anything is out of order now. Help continue the excellent work of the current Board, insure adequate funding of Association Reserve fund to avoid special assessments when major items need replacement. Help negotiate good contracts with our vendors, contractors, and suppliers. Maintain open contact with Association members. Richard Gracey-Nautical Lane: My wife Karen, and I have owned a house in Montego Bay since 2001. What attracted us to Montego Bay then and what we love now is the neighborhood feel of the community, and the ability to be in the town of Ocean city without the overcrowding or the noise and the uniqueness and variety of the homes. We also love being in a community with bylaws that keep it neat and clean while having great amenities that we all enjoy with very reasonable dues. I am a partner in an electrical contracting firm in Baltimore and a member of the Sons of the American Legion Parkville Squadron 183, where I have served as Vice Commander, Chaplain, and chaired various committees. I have also served on the board of directors for Baltimore Lutheran High School, and the board of Montego Bay for the last 2 years. I would like to continue to serve as a Director to help maintain the qualities of the community as we continue to move forward. I consider my love for Montego Bay, my service on the Montego Bay Board, my experience as a business owner, and my volunteer experiences I civic organizations will allow me to continue to make a positive contribution to the board and the community. I would appreciate your consideration and vote. Thank You. Richard Hindle-Colonial Road: I currently serve on the Board of Directors finishing a 1 year term for a member who was unable to complete their term. I have owned property in the Montego Bay Community for 5 years and have visited with my family since the 1970 s. I am a retired Police Officer and member of the Baltimore FOP. Since retiring I ran a recreation council of 1100 kids and have been the head of the Athletic Booster Club at my son s high school. I love this community and would be honored to continue to serve. Thank you for your vote. Norman Kayler-Yawl Drive: I would like to take this opportunity to introduce myself-norman Kayler. I am running for the Board of Directors for Montego Bay. My goal is and will always be to act in the best interest of Montego Bay as a community in Ocean City, Maryland. I will always place the interest of our residents first for the environment, safety, living spaces, and quality home ownership of the residents. I was born and raised in Maryland. Graduated from Baltimore Polytechnic Institute, Towson University, and Indiana University of Pa. with a degree in Safety & Risk Management. I was also employed as a Police Officer in Ocean City, Maryland for several seasons. I have been employed as the safety & Loss Prevention Manager for a major corporation for 29 years. I ask for your vote to be elected to the Board of Directors to help preserve and guide our family community we all enjoy and want to preserve for years to come! Larry Yates-Beachcomber Lane: Larry Yates and his wife Rebecca (Becky) are both retired, they have been part time residents of the Montego Bay Community since 2001, living on Beachcomber Lane, In October 2016 they moved here full time. Larry is involved in the Community Neighborhood Watch, Pool Committee, and several other volunteer interests in our community. Larry and Becky are members of Atlantic Methodist Church where they serve in several volunteer ministries including the weekly soup kitchen, choir, greeting, etc. They relocated here from Montgomery County Maryland. Larry served as a law enforcement executive for many years; retired Deputy Chief of Police, Becky worked for Lockheed Martin for 33 years in several capacities. Larry is well known and a highly respected member of the law enforcement and security specialist community. IE retired deputy chief of police, private security and investigative services agency owner, and a security specialist and management consultant; he has over 45 years of law enforcement and specialized security experience. Larry has a great deal of interest in our community, he wishes to become more involved to serve and benefit our community. His goal is keeping our residents involved, listen to and act on their concerns and suggestions. He is dedicated to keeping our community safe, secure, and enjoyable community to live, work, and enjoy the Ocean City experience. Larry is hopeful you will support him and partner with the leadership of Montego Bay community by becoming active and making a positive and enjoyable living experience for all our residents and visitors, and continuing to make a difference in our community.
