Argyle Independent School District Build- Study Fall 2016 Learn from Yesterday Understand Today Plan for Tomorrow

Understanding Build- Build-out refers to development of ALL developable land into single-family residential and multi-family residential dwelling homes/units based on current land use Making use of the best available data (i.e. Denton County Appraisal District, current city zoning) Enrollment will always be fluid The purpose of a build-out project is two-fold: Project the total number of educational facilities required at build-out Allow district ample planning time to prepare for future student growth 2

Build- Methodology Determine current land usage/zoning based on local appraisal, city and county data (and input this data into our Geographical Information Systems [GIS]) Divide district into planning zones (for AISD we utilized 7 planning zones) Determine total acreage amounts contained within each planning zone Determine total developed acreage amounts contained within each planning zone Determine total residential acres remaining to be developed within each planning zone (includes both single-family acreage and multi-family acreage) Based on remaining total residential acres we assign two numerics: Total percentage of remaining residential land we believe will be developed within each planning zone (generally this number ranges from 60%-85%) Projected dwelling units (homes) per acre based on current and projected land use for each planning zone (generally this number ranges from 1.0-5.0 dwelling units per acre) Based on these numerics, we calculate the total number of projected elementary, middle and high school students within each planning zone Based on the total number of projected students we assign a capacity to each grade tier and then calculate the total number of projected facilities needed at build-out (Examples: EL = 850 MS = 950 HS = 2250) 3
