The LHOA is happy to notify the residents that we have the majority of the clubhouse and surrounding facility lights working throughout the night. We have been working hard as a board to get the facility lit up for the security purposes.

Londonderry Board Meeting Minutes 8331 London Way Dr. Spring, TX 77389 June 13, 2017 Treasurer s Report Balances: Checking has $103,518, Savings has 79,865. May expenses: 15,000. There are still many outstanding invoices, have collected $1100 in late fees to date. 87 homes that owe dues, 19 of them greater than 2 years. Process- After 3 months, send a letter, offer a payment plan, then turned to attorney. He has a 4 letter process. After the 4 th letter the board can begin foreclosure. Maria handles this process. They can t get pool bands or use the clubhouse until dues are paid. Motion passes to accept treasurer notes. Committee Reports ACC & Deed Restrictions Review of last month s changes: More casual letters for 1 st minor violations, using email when possible This month s report: No 2 nd letters send out. 1 ACC Request approved. Jeremy Youngblood will be the new head of the committee. Clubhouse Follow-up Chair racks have arrived and are great. The Girl Scouts that were going to put in the flower bed have been disbanded and will not be putting anything in right now. Flower Bed does have something in it currently. Updates on Repairs Both water heaters have been repaired. Outside water heater and the electrical wiring. Still a problem with a bad smell. Inside water heater might need to be replaced, possibly with a smaller one. Reported on the Air Conditioning Emergency: The AC in the clubhouse went out, was repaired the same day for $390. Roofing leak- We have a repair bid for $2,000 and a replacement bid of $12,000. Contractor says that roof needs to be replaced, there is hail damage, and it s falling apart. Board suggesting talking to the construction contractor, Les, to have him take a look at it and to look into opening a claim with the insurance. Fence around the AC unit- not looked into yet. Emergency: Broken pipe/irrigation heads taken care of by Noack 250, pulled out the hedges for free Noack will mow in the am now, so they don t get grass in pool after the pool has already been cleaned. Children s Committee Review of Pool Party- it was a huge success. Over 100 people there, there were games, food, and a movie. Upcoming plans: back to school party & Christmas party. Pool Umbrellas- ordered, lifeguards need to put out umbrellas each day. Issues to discuss Discussed getting mats needed in bathrooms for safety. Discussion of pros and cons of posting pool rules. Board decided to have a simple sign. Discussion of possibly fixing the outside lights by pool area that don t work. Board has 2 bids to fix it, would be about $5,000. They would replace the can lights, fix outside lights, replace the pump house with a LED light, take care of the pond light. It would take about 2 weeks. Discussion of pool safety- Board wants to have an outside source give us a list of possible safety violations to be aware of. Repairs Shower working Platforms- installed Toilet bowl in Boys restroom: still needs to be addressed. Swim Team: Have a district mtg and then they re done. Welcome committee needs an updated homeowner contact info list. New Business Board needs copies of keys for the pump house as well as the office. Also the lockbox needs to have old keys removed. General Discussion & Additional Business Hang box for newsletters dave Homeowner request for the full treasurer s report in the newsletter was discussed. Board will not put in the full treasurer report in the newsletter, however members can always review paperwork by sending a request by letter to the board. The board then has 30 days to set up a time for the paperwork to be reviewed. Adjournment 8:29
