To address existing transitional uses the City's intention is for Heavy Commerial/light industrial use such as auto repair be at the western edge of the Highway 50 corridor. Because of economic strains at the present time and the lack of sewer, the City will, via the PUD Development Agreement consider allowing such existing buildings along Highway 50 to be used these types of uses if there is no negative impact on neighboring property and buffering of equipment and materials are in place. ***Note: All development in the CRA is under the PUD zoning and must be developed through that process. To address existing transitional uses the City's intention is for the area between 565 S and Sunset Avenue to be developed as the downtown business district. This would not support residential use. Becau of economic strains at the present time and the lack of sewer, the City, via the PUD Development Agreement will allow existing residential homes to be used as such with buffering and strong consideration to the impact on neighboring property.
