1 Conceptual Renovation Program for Hunziker Hall and Wing March 2014 Background: Perkins Eastman completed the Academic Zone Plan in May Hunziker Hall and Wing, constructed in 1950 and 1960 respectively, were determined to be in poor condition and renovation was recommended. Neither building has undergone a comprehensive renovation since original construction. After completion of the New Academic Building, scheduled for 2016, the University intends to immediately commence the sequential renovations of Hunziker Wing and Hall. The Academic Zone Plan assumes that the renovated Hunziker Hall and Wing will largely be used for General Instruction, Academic Department Support, and provide relief for the doubled-up faculty in Atrium Hall. The study also made several other recommendations and conclusions: 1. The connector between Hunziker Hall and Wing should be removed to provide better campus circulation and access to the Academic Zone. 2. The Child Development Center should not be relocated to Hunziker Wing or Hall. 3. There is a significant need for collaboration spaces for students and faculty. 4. Existing instructional space in Hunziker Hall and Wing is quantitatively and qualitatively insufficient. Instructional space in the Academic Zone needs to be increased. 5. A new entry from Speert Garden to Hunziker Wing/Hall is recommended. The University has decided that the space provided by the existing connector is essential to meet current and future programming. Rather than eliminating it, consideration should also be given to renovating or reconstructing it to provide more suitable program space, visual connections between the Atrium and New Academic Building, and accessible flow between the Hall and Wing. The design team should consider the variety of available options for the connector. In all scenarios, the greenhouse on the top floor of Hunziker Wing should be eliminated. In this exercise, the connector size is unchanged. The connector between the Hall and Wing will be enclosed but create a visual pathway between the Atrium and the main quad. Priority will be a space that creates an open vista and some type of lounge/common space. 1. Existing Program Summary A. Hunziker Wing Existing Space Program Summary (nsf only): Ground Floor: 6,909 nsf (+1,533 nsf with connector) 1st Floor (exc. 101): 10,586 nsf (+1,936 nsf with connector) 2 nd Floor: 9,643 nsf (+542 nsf with connector)
2 Total nsf: 27,138 nsf (+4,011 with connector) B. Hunziker Hall Existing Space Program Summary (nsf only) Ground Floor: 2,400 nsf 1 st Floor: 8,500 nsf 2 nd Floor: 7,300 nsf Total: 18,200 nsf C. Total Potential Program for both Buildings is approximately: 49,249 nsf D. Approximate Gross Square Feet: Hunziker Hall 43,868 gsf (includes crawl space) Hunziker Wing 57,703 gsf D. Swing Space: There is not a requirement for swing space outside of Hunziker Wing for this project, except for the Black Box Theater, which will need to be accommodated for at least a one year period elsewhere. It is assumed that the swing space for the Black Box will be provided either on or off campus and that temporary relocation costs for its continued operation are assumed as part of the project budget. However, the architect will not have any scope of services related to the temporary accommodations. All other academic functions displaced by the renovation of Hunziker Hall are assumed to be permanently or temporarily located in Hunziker Wing or elsewhere on campus without the need for additional renovation. Areas in Hunziker Wing will be temporarily outfitted for the estimated one year duration to meet essential requirements, but without the need to rerenovate or require additional building permits or inspections. 2. New Concept Program: A. Summary: CHSS Faculty and Academic Offices 12,000 Writing Center 1,000 Adjuncts and Resource Room 1,000 Classrooms (includes HH201) 20,000 Kinesiology Class Laboratories 4,000 Black Box Theater (does not include HH 201) 4,800 (2400 in basement) Collaboration Spaces (allowance) 2,000 University Performing Arts (UPA) 1,100 Additional Bathroom Allowance 600

CHSS faculty offices and academic departments (12,000 nsf): Estimated Requirements for Individual CHSS Departments for consideration in Hunziker Renovation with current location and estimated square feet are shown below. Atrium currently requires 29 more additional offices: Africana World Studies Atrium (5 offices) 1100 nsf English - Atrium (32 offices) 7300 nsf History Atrium (21 offices) 4400 nsf Languages Atrium (19 offices) 3900 nsf Philosophy Atrium (9 offices) 2200 nsf Women and Gender Hunziker Hall (4 offices ) 1100 nsf Shared Seminar Spaces (conference rooms)? nsf Growth all programming estimates above are based on current staffing levels. Increased staffing levels need to be defined. The Writing Center (1000 nsf), currently in the Atrium, is a special purpose space that provides tutoring and small group study for students across the University. C. Classroom Allocation (20,000 nsf): There were 333 class sections scheduled in Hunziker Hall in the Fall of Only 2 sections had more than 35 students (two Music classes with 40). Maximum classroom size for renovated areas is anticipated to be 40 students at a maximum. The actual mix of classrooms, including active learning and seminar styles, will be determined during the schematic design process. The existing lecture hall, HW101 will be retained in its current location and form. Classroom station size should be sf/student. HW108 should remain a tiered classroom with high capacity. Classroom size and capacity should be dictated by existing conditions wherever possible. Hunziker Wing 201 is used for 8 class hours a week. The remainder of time it is reserved for rehearsal space for the Student Performing Arts Programs. It is the largest classroom space in Hunziker Hall. This space will no longer be reserved for Black Box rehearsals and is included in the classroom allocation. The designers should explore the option of a large tiered classrooms in this space.
4 Music Classrooms There are five Music Classrooms in Hunziker Hall (109,128,129,130 and 131). Re-establishing these is included in the overall classroom allocation. These classrooms, except for the Piano Lab, will be designed to accommodate general instruction in addition to Music. These classrooms have special acoustical requirements. Classrooms Sep 2015 Sep 2016 Sep 2017* Sep 2018* New Academic Building Hunziker Wing Hunziker Hall Total The actual number of classrooms in FY2017 and 2018 depends on the distribution of standard, active learning, and seminar style rooms between Hunziker Hall and Hunziker Wing. The total number of classrooms for FY2017 and 2018 is considered to be a minimum and may increase. There is a strong desire to try to achieve a net gain of 12 classrooms or more as part of the renovation. D. Kinesiology Class Laboratories From Perkins Eastman Academic Zone Plan (4,000 nsf) While the actual labs for Hunziker have not been confirmed, currently there is interest in providing facilities for the Human Motion Analysis Lab, currently in G115C (needs 1000 nsf per Kinesiology) and the Athletic Training Lab in 101A (2000 nsf 25 seats), currently in Wightman, and the Motion Learning Lab (600 nsf) in Science Hall West 322. Ceiling heights in Hunziker Hall may be more favorable but ductwork for central air conditioning still needs to be added. The location of the labs is not critical and should not be unnecessarily in prime locations. E. Collaboration Spaces (2000 nsf): Perkins Eastman recommended collaboration spaces for students and faculty outside of formal classrooms. Similar to the new academic building, conference rooms will not be dedicated to a particular academic department and will be available for other academic purposes. F. Child Development Center The CDC is not part of the project scope. Relocation expenses, if required, will be provided under a separate initiative. Advanced planning is required if the CDC is to be relocated. A two year process is required to plan, design, receive permitting, construct and relocate the Child Development Center to a new location established by the University. If the program is to be hosted off-site in an existing licensed facility, the planning window could be shorter. G. Bathroom Scope (600 nsf for new bathrooms and Janitor Closet) Bathrooms on the 1 st and 2 nd floors of Hunziker Wing were recently renovated and are ADA compliant and are not included in the scope of work. Depending on occupancy levels and codes, additional bathrooms may be required or
5 recommended on the ground floor in the Wing or in the Hall. Restrooms in Hunziker Hall are not ADA compliant and require renovation. Fixture counts need to be confirmed. H. Hunziker Hall Basement Outside of mechanical and electrical rooms, the basement of Hunziker Hall is used for storage, primarily by the Black Box Theater, but may be better programmed if leaks and flooding could be eliminated. Eliminating the source of water intrusion is part of the project scope. I. Teledata Room Main Hub Room 014 on the lowest floor of Hunziker Wing the serves the entire campus and is required to stay in continuous operation throughout the renovation of both buildings. The scope of work for this area in includes electrical, HVAC, emergency power and appropriate separation from other areas. 4. Design and Phasing Considerations: It is assumed that classrooms in Hunziker Wing need to account for losses in classrooms when Hunziker Hall is renovated. Filling in the access well on the Speert Garden side of the basement mechanical room in Hunziker Hall can be considered. Site Issues Pedestrian connections to the Atrium, New Academic Building, and Lots 3 and 4 are important considerations, especially at the connector. Utility Issues Documenting existing utilities will be part of the architect s scope. All utilities that run between or through Hunziker Hall and Wing need to be determined if the connector is to be demolished or reconstructed. ADA Issues Hunziker Hall Tower, currently used by Women s Studies is not ADA accessible. Hunziker Wing 1 st floor bathrooms and all restrooms in Hunziker Hall are not ADA accessible. The existing connector is not accessible from both buildings on any floor. Elevator Issues it is assumed that both elevators will be mechanically modernized and receive new interior finishes. Loading to the Building for deliveries and service vehicles need to be discussed, particularly if the Hunziker Wing loading platform that faces Speert Garden is to be eliminated. It should be eliminated from the Speert Garden side. Exterior Facades: It is assumed that exterior façade of Hunziker Wing will be re-wrapped with a different finish, while the exterior construction of Hunziker Hall will be largely unchanged. Basement Flooding: The lowest level of both buildings floods from ground water during periods of heavy rain. Correcting this condition is part of the project scope. A continuous foundation drain may be necessary for both buildings.
6 Hunziker Wing and Hall Timeline: Note: This timeline is for internal planning purposes only. Architects should refer to the timeline in the RFP for preparing bids. Preliminary Programming and Planning: October through November 2013 RFP Development (Architect and Environmental): October through November 2013 Architect/Environmental Bidding and Selection: December 2013 through March 2014 Architect and Environmental Design February 2014 through March 2015 Asbestos and Hazmat Survey July through December 2014 DCA Review: April 2015 through July 2015 Contractor Bidding and Award: July 2015 through September 2015 Hunziker Wing Abatement and Construction: January 2016 (see note 1) through June 2017 Hunziker Hall Abatement and Construction: July 2017 through July 2018 Notes: 1. January 2016 is the soonest the contractor could mobilize to start interior abatement or construction in Hunziker based on the current timeline of the New Academic Building. There are currently two months of float (October and November 2015) which can be expended as a contingency in the preceding steps as required.
