4 I Reusing Old Buildings Wise and Resourceful get lots of questions about new companies, restaurants and other ventures coming to town, but one thing that, for some odd reason, is most often overlooked. Are they building a new building? For some reason, a new building built on a pristine field of grass gets people exponentially more excited than renovating a used piece of property and bringing it back to life and paying taxes again. I recently received a good letter from a high school student asking this question and questioning why leaders didn t value brownfield redevelopment like they do tearing up new ground and the response is not a simple one. Greenfield development bring excitement, but also reduce what we have left, considering we are the 3 rd smallest county in the state in terms of land mass. We have been fortunate in the last few years to locate projects like Sykes, Orbit Industries and Iatric Manufacturing in existing spaces that were in need of rehab and refurbishment. These projects will add over 1,000 jobs to our community yes, 1,000 new jobs, yet none of them tore up one piece of green space in our community. Unfortunately, these renovatable spaces are limited, and due to good market conditions, we are seeing an increased demand in greenspace as well. Through great foresight and planning, our leadership has responsibly planned 3 industrial parks which could provide our needed greenspace for development for many years to come. The main focus should always be balance. Based on our community s history, we will always have a few used buildings on the market and based on our logistics and potential workforce, we will always have a need and demand for greenfield sites as well. After working in and around 24 counties in the State of TN, I can say Morristown/Hamblen County have prepared well and are well positioned for any type of potential development that comes our way. 4
