3 Ambulatory Care Clinic Tower Ventura, California, 2010 Building - 105,000 s.f. Building Program Development Site Master Planning The project is to provide a new medical office building on the Ventura County Medical Center campus. The project will consolidate several existing on-site clinics into a new five story building with 85,392 s.f. of clinic space. The following clinics are incorporated in the new facility: Family Care Residency Program, Family Care Center, Pediatric Diagnostic Center, Women s Health Center, Medical Specialty Center, and Surgery Specialty Center. The site design includes a small park area to the east of the facility providing outdoor waiting space for visitors and patients, and a covered patient and visitor drop-off area providing access to a 3-story glass entrance atrium. 37

4 Ambulatory Surgery Center Ventura, California, 1992 Surgery Center - 14,000 s.f. The first suite to be developed in the hospital s new Medical Office Building is an independent ambulatory surgery center. It includes four operating rooms, an eightbed patient prep center, a twelve-bed patient recovery area, doctors and nurses lounges and dressing facilities, and administrative office and reception spaces. The center is located on the third floor of the Medical Office Building, aligning with the main surgery floor of the hospital across Brent Street. The facility is not dependent on the hospital for routine procedures. A pedestrian bridge over the street will connect the buildings to allow physicians and patients to move directly between the Ambulatory Surgery Center and the main hospital. 38

5 Northwest Wing Ventura, California, 2004 Building - 68,000 s.f. Existing Facilities Analysis Master Planning Architectural Design Community Memorial Hospital wanted to relocate the obstetrics functions from the existing hospital into a new wing. This was part of a phased plan to provide replacement facilities per the State of California s seismic safety mandate for hospitals. The new building is configured based on the technical requirements of medical care, government regulations and available land. The building design seeks to expand the design criteria beyond the technical and government parameters to create a building compatible with the existing Midtown context and hospital campus. 39

6 Electrical Service Building Ventura, California, 1998 Building - 4,000 s.f. Site - 5 acres Site Master Planning The project is to design a new electrical distribution system for the campus of the Ventura County Medical Center. This includes the design of a new electrical service building which not only houses the main electrical distribution equipment but also contains two diesel powered electrical generators with expansion capability for a third generator. In addition to being architecturally compatible with the new five story medical building, the design needed to respond to other significant requirements. As the nerve center of the electrical system for the entire campus and the relative location to the Ventura Fault, the building was designed to withstand the impacts of a significant earthquake. This design included a heavily reinforced concrete slab sitting on top of reinforced concrete piles seventy feet in length. With the building s proximity to adjacent residential uses, acoustics were a major concern. Proper acoustic dampening was obtained with the use of high capacity mufflers and sound traps on the generators. In addition, the interior building walls were lined with insulation and a false concrete plank ceiling was designed to be hung over the generators. 40

7 Lobby, Cafeteria, Laboratory Addition Ventura, California, 2006 Building - 35,000 s.f. The project was to replace the existing cafeteria and laboratory facilities on the Ventura County Medical Center campus. The project is the first phase of a larger project to consolidate several existing on-site clinics into a new building consisting of a 5-story, 85,392 s.f. clinic building. The project included a new covered patient and visitor drop-off canopy, exterior dinning terrace and a new 2-story glass entrance lobby. The architectural expression for the project was designed in conjunction with the design of the future clinic tower. 41

8 Medical Office Building Ventura, California, 1992/1997 Building - 75,000 s.f. Parking Structure spaces As an adjunct to their existing critical care facility, Community Memorial Hospital, in partnership with a physicians group, developed an out-patient care facility. It is across the street from the main entry to the existing hospital and is connected to the hospital by a pedestrian bridge spanning the street. The building consists of three floors of medical offices, including an ambulatory surgery facility, over four floors of parking, two of which are below grade. The office floors are connected to the pedestrian bridge by a three-story atrium lobby space which brings light into the core of the building. The building is designed to accommodate additional office floors and parking as future demands may require. 42

9 Obstetrics Wing Santa Paula, California, 1992 Building - 1,914 s.f. renovation, 325 s.f. expansion Existing Facilities Analysis Master Planning Interior Design Santa Paula Hospital wanted to update and expand their existing obstetrics wing to meet current and projected needs. Functional requirements were evaluated in relation to the existing facility and a master plan was prepared for the renovation and expansion of the wing. Four existing patient sleeping rooms were converted to labor and delivery rooms. The project was designed for construction in two phases; the first included interior remodeling of patient rooms and the existing pharmacy, and the second was to include a building addition to accommodate required toilet and bathing rooms. 43

10 Ojai Valley Hospital Ojai, California, 2008 Architectural Design Ojai Valley Hospital wanted an updated image, and a new entry. This had to be accomplished on a tight budget and without altering structurally the existing building. The solution was to develop a formal entry courtyard with trellised perimeter seating areas organized around a central fountain. This courtyard allowed the existing waiting room to flow out into the courtyard effectively doubling its capacity. The exterior of the hospital was updated to reflect the rich architectural tradition of Ojai s particular style of Spanish Revival architectural. The design includes a tiled domed entry tower, hand forged iron grillwork, hand glazed art tile and traditionally laided two piece clay tile accent roofing. 44

11 Ventura Cancer Center Ventura, California, 2010 Buildings - 22,000 s.f. Site - 48,300 s.f. As an adjunct to their existing critical care facility, Community Memorial Hospital, in partnership with a physicians group, developed an out-patient cancer center. The center includes a radiation oncology center on the ground floor with medical oncology suites on the second floor. The project design focuses on re-establishing the streetscape along Loma Vista Road and minimizing the impact of required parking area by placing it behind the building with entries onto Brent Street and Joanne Avenue. The development continues the existing land use pattern along the north side of Loma Vista Road, works with the new Code being developed for the adjacent Hospital District to the west, and compliments the existing surrounding architectural context of Mid-town. 45
